Release of First Half 2016 Government Land Sales (GLS) Programme

1. The Government today announced the first half 2016 (1H2016) Government Land Sales (GLS) Programme, which comprises 4 Confirmed List sites and 12 Reserve List sites. These sites can yield up to 7,420 private residential units, including 1,460 Executive Condominium (EC) units, and 272,600 sqm gross floor area (GFA) of commercial space (see Appendices 1 & 2).

2. The Confirmed List comprises 3 private residential sites (including 1 EC site) and 1 commercial & residential site which can yield about 1,560 private residential units (including 640 EC units) and 11,000 sqm GFA of commercial space. 

3. The Reserve List comprises 8 private residential sites (including 1 EC site), 1 commercial & residential site, 2 commercial sites and 1 White site. These sites can yield about 5,860 private residential units (including 820 EC units) and 261,600  sqm GFA of commercial space, mostly for office use.

4. The supply of private housing and commercial space from the GLS Programme, together with supply from projects in the pipeline, will be adequate to meet the demand for private housing and commercial space over the next few years.

Supply of Private Housing

5. The residential sites on the 1H2016 Confirmed List are located in Outside Central Region and Core Central Region. These sites are expected to add about 1,560 private residential units (including 640 EC units) to the existing pipeline supply of about 73,000 private residential units (including ECs).

Supply of Commercial Space

6. The 1H2016 Reserve List includes 3 sites at Beach Road, Woodlands Square and Central Boulevard for mixed-use developments which will comprise mainly office space. These 3 sites will allow developers to initiate the development of more office space if they assess that there is demand.

(1) The actual number of housing units, hotel rooms and commercial space could be different from the estimated quantum depending on the actual plans of the developers in terms of mix of uses and the size of the housing units and hotel rooms.

(2) The estimated number of residential units and/or commercial space have been updated to reflect latest changes in site area.

(3) New sites introduced in 1H2016.

(4) Refers to the estimated date the detailed conditions of sale will be available and applications can be submitted.

(5) In general, White sites can be developed for commercial, residential or hotel developments, or a mix of such uses. The use quantum in this table is just an estimate based on possible mix of uses allowed within thesites.

 

Appendix 2

Status of the GLS Programme for the Second Half of 2015

(as at 17 December 2015)

1. The second half 2015 (2H2015) GLS Programme comprised 17 sites, of which 4 are on the Confirmed List and 13 are on the Reserve List.

2. To date, tender for 2 Confirmed List sites have been awarded. The tenders for the remaining 2 Confirmed List sites (1 on-going tender and the tender for another site to be launched in later part of December 2015) will be completed by February 2016.

3. 1 Reserve List site at Lorong Lew Lian has been triggered for sale and sold. 

4. As a result, a total of 12 sites [i.e. 7 residential sites (including 1 EC site), 2 commercial & residential sites, 2 commercial sites and 1 White site] remain on the 2H2015 Reserve List and will be carried over to the first half 2016 (1H2016) GLS Programme.
